Your first meeting with a home builder is a bit like a blind date. A few nerves, a bit of uncertainty and a whole lot of excitement. Initiating the conversation and meeting with a builder can be scary. To help, here's some insight into what you can expect.

Know your budget

It helps to go into your meeting with a clear idea of what you can spend. Some people seek preapproval from their bank before meeting with a builder, but that isn't always essential. At the very least, have a figure in mind that you know is within your reach. This will help make sure you and your builder are on the same page from your very first meeting.

What are the essentials

How many bedrooms do you need? Do you want a House & Land Package, or do you want to Design & Build something from scratch? Is there a deadline when you need to move in by? 

Bring all of your ideas, likes and dislikes, wants and needs, but also have an open mind to suggestions your builder offers along the way. 

Floorplan Ideas

If you've got some initial ideas about what you're looking for in a floorplan, try to sketch it out on paper. It doesn't have to be perfect but it will help show the builder what's important to you in the layout of a home. Have a look online to find similar plans to what you like.

If you don't have an idea of what you want, that's fine too! A good builder will be able to work with you to find or create the perfect plan. 

Create a list of questions

If this is your first build, you'll have a lot of questions about how it works and what to expect. Prepare a list of questions for your builder and take notes of the things you learn throughout the conversation. Building a home is a complex process and information overload is real. Open and honest communication with your builder will help you feel at ease throughout the journey.
